  • No. We work with local clients as well as buyers from northern Europe. Our working languages are Spanish, English, Dutch and German.

  • Buyers do not pay agency fees to us on a purchase — the seller covers them. We only invoice separately for ancillary services (for example gestoría, renovation or installations) and always with a quote up front.

  • We don't require long exclusivity agreements. We prefer to earn your trust through results: if after one month the property isn't getting the attention we promised, you can end the mandate without penalty.

  • Yes. From plot purchase to the first-occupation certificate, with a partner architect, our own site management and turnkey handover. Fixed budget before we start.

  • We collaborate with an independent financial adviser who negotiates Spanish mortgages for non-residents. We don't take a commission on those referrals.

  • Common. We send a weekly report with photos, a dedicated WhatsApp channel and video calls at key milestones. You decide, we execute.

  • Yes. We provide property management and maintenance with a monthly report — particularly useful for owners who spend part of the year abroad.

  • The first conversation takes 20 to 40 minutes. Either by video call or at our office. Without obligation and free of charge.
